Top Dollar Silver Lake Home!

Throughout the ages, Cecil B. DeMille, WC Fields, Natalie Portman, and Kristen Stewart have all called Laughlin Park home. The gated community between Los Feliz Boulevard and Franklin Avenue is also where you’ll find the oldest house in Los Feliz. There are only about 60 properties in the ‘hood.

More than A Miracle

When 1920’s real estate visionary and developer AW Ross sought to develop Wilshire Blvd as a commercial district, people thought he was absurd, because it was just a 20 foot- wide dirt road flanked by oil wells, barely fields, cattle ranches and empty land with no transportation lines or even paved roads.

Still, he aggressively pursued his dream of a commercial areal to rival downtown and LA and Ross, stubbornly, purchased 18 acres along Wilshire, to implement it.  The seeds of “Wilshire Boulevard Center” began to take shape. Between 1920 and 1928 people called this strip of Wilshire, “Ross’s Folly.” So, Ross enlisted the help of department store owners from Downtown Los Angeles and other businessmen to build along Wilshire Boulevard due to their proximity to the wealthy areas of Hancock Park and Beverly Hills. He also made sure that these businesses provided plenty of parking for the new car owners of Los Angeles. This is when his friends realized that Ross’s Folly was REALLY a miracle and they dubbed the area “Miracle Mile.” The name stuck and was perfectly suited for the auto-centric, artistic and consumer-driven community that would come to personify Los Angeles.

In the past 85+ years, the Mile has gone through various economic changes. Although, no longer home to many department stores and shopping areas, it offers apartments, office buildings, world famous museums, restaurants and is a magnet for the people of Los Angeles and its many visitors. In lieu of the Wilshire Blvd retail strip, “Angelenos” have the most magnificent, magical retail Disneyland on earth AND the heartbeat of Los Angeles, The Grove.

Recent Sales on Poinsettia Place

Poinsettia Pl is in small historic pocket near the Grove.  The Historical pocket goes from La Brea to Gardner and from Beverly Blvd to Third St.  The houses are quaint and charming and a short walk to The Grove.  The streets are wide and lined with trees.  There are coffee shops and great restaurants all around.

The house at 161 S Poinsettia was modestly cosmetically remodeled a few years ago.  It is now tenant occupied.  It is in escrow for $1,750,000 with a backup offer in place for the same price.  Both offers allow for the house to be delivered with the tenant in place.

Recent Renovations on Detroit Ave

One of the most popular properties to buy in the Hancock Park/Miracle Mile area is a duplex.  There are only 3 streets (and 12 blocks) of duplexes that are Hancock Park adjacent – Detroit Ave, Orange Ave, and Mansfield Ave.  The Bienstock Group is currently representing the buyer buying two duplexes on Detroit Ave.  Both duplexes are in original condition and fully vacant.  Our buyer plans to extensively remodel both units in each duplex and then to turn around and sell each property to an end user for a profit.

The highest sale of a duplex in the area was 349 N Mansfield that sold for $2,895,000 with the upstairs delivered vacant and the downstairs delivered with a tenant paying 5500/month in rent.  The duplex was extra large with almost 6000 sq ft of living space on a 7157 square foot lot.   The second highest duplex sale was 348 N Orange Drive, which had a little over 5000 square feet of living space and sold for 2,800,000.  Both units were delivered vacant at the close of escrow.
