Top Dollar Silver Lake Home!

Throughout the ages, Cecil B. DeMille, WC Fields, Natalie Portman, and Kristen Stewart have all called Laughlin Park home. The gated community between Los Feliz Boulevard and Franklin Avenue is also where you’ll find the oldest house in Los Feliz. There are only about 60 properties in the ‘hood.

The Bienstock Group recently sold the house at 2019 De Mille Drive for 1,800,000.  The house is probably on the smallest lot in Laughlin Park and the yard is shaped like a slice of pizza.  The vertical house is  2573 and it sits  on a 3468 square foot lot.  There is no room for a pool.  The house had multiple offers and it sold to a Hollywood celeb.

Earlier this year, in June 2017, the estate just across the street at 2000 De Mille Drive,  the one and only historic Cecil B. DeMille Estate sold for 24,500,000.  Set on 2.1 elevated acres this multi-structure compound is a spectacular Beaux Arts Style mansion built in 1913, a beautiful pool house and a studio house with a separate entrance. A six-year renovation/restoration sensitive to original details yet including modern amenities  created a high-quality sophisticated property rarely seen. Gated and walled with incredible gardens, paths and sitting areas, a newer classic old Hollywood style pool with arched fountains, and surrounded by rolling lawns, specimen trees, rose gardens and dramatic views from the Observatory to Ocean sunsets, this property is one of a kind.  The house is 11,000 on a 87,120 square foot lot.  It has 6 beds and 10 baths.

In May 2017, 2061 De Mille Drive sold for 9,700,000.  The house has 5 beds and 11 baths, it is 7935 square feet on a lot that’s 18,304 square feet.  It was a lavish remodel by Xorin Balbes of Temple Home.

As real estate agents, the Bienstock Group prides itself on selling homes for top top dollar.  The house at 2019 De Mille, on a pizza slice shaped lot of only 3468 square feet, and in pretty much original condition, sold for top top dollar at 1,800,000.  The buyer is fortunate to own a property for that price in such a historic, prestigious, centrally located enclave right in the center of the city, and flanked by exquisite properties worth twenty times the value of her purchase.  Our favorite sales at The Bienstock Group are win-win for all parties! Mission accomplished!

 Hancock Park homes for rent

As part of our service leasing out the house at 116 S Fuller, we connected the owner with a contractor who did all the prelisting repairs to the property.  We coordinated painting the property, repairing termite damage, fixing the rain gutters, replacing all the light bulbs, and doing a host of other minor repairs from wear since the last tenants’ occupancy.  We will secure a new tenant for the property and run credit checks, verify income and capacity to pay, call past references,  prepare a lease for all parties to sign and then do a move-in inspection with all accompanying paperwork.

If you’re looking for Hancock Park homes for rent, you’re on the right site. We are a white glove service firm and we pride ourselves on getting our clients top top dollar with impeccable efficient execution throughout the process.  At The Bienstock Group we love what we do!

More than A Miracle

When 1920’s real estate visionary and developer AW Ross sought to develop Wilshire Blvd as a commercial district, people thought he was absurd, because it was just a 20 foot- wide dirt road flanked by oil wells, barely fields, cattle ranches and empty land with no transportation lines or even paved roads.

Still, he aggressively pursued his dream of a commercial areal to rival downtown and LA and Ross, stubbornly, purchased 18 acres along Wilshire, to implement it.  The seeds of “Wilshire Boulevard Center” began to take shape. Between 1920 and 1928 people called this strip of Wilshire, “Ross’s Folly.” So, Ross enlisted the help of department store owners from Downtown Los Angeles and other businessmen to build along Wilshire Boulevard due to their proximity to the wealthy areas of Hancock Park and Beverly Hills. He also made sure that these businesses provided plenty of parking for the new car owners of Los Angeles. This is when his friends realized that Ross’s Folly was REALLY a miracle and they dubbed the area “Miracle Mile.” The name stuck and was perfectly suited for the auto-centric, artistic and consumer-driven community that would come to personify Los Angeles.

Statue of A.W. Ross on the corner of Wilshire at Curson. The inscription reads, “A. W. Ross. Founder and Developer of the Miracle Mile. Vision to see. Wisdom to know. Courage to do.”

Mr. Ross had the last laugh.

In the past 85+ years, the Mile has gone through various economic changes. Although, no longer home to many department stores and shopping areas, it offers apartments, office buildings, world famous museums, restaurants and is a magnet for the people of Los Angeles and its many visitors. In lieu of the Wilshire Blvd retail strip, “Angelenos” have the most magnificent, magical retail Disneyland on earth AND the heartbeat of Los Angeles, The Grove.

This 575,000 sqft outdoor, mega retail park and public space, replete with the best of retail, restaurants, entertainment and celebrity sightings has dancing fountains, a free historic trolley and a signature landmark, “The Spirit of Los Angeles”, an 18 ft statue of two angels as its’ centerpiece.  This fantastic statue encapsulates the spirit of this one of kind city within the city.

While a portion of the Miracle Mile Neighborhood is designated as a HPOZ, (Historic Preservation Overlay Zones), which creates problems when wanting to tear down or renovate a home, The Bienstock Group was able to procure and sell 356 North Vista Street as an excellent tear down and development opportunity.  This area is also close to excellent schools, such as Laurel Elementary, John Burroughs Middle and Fairfax Senior High.

Some of the highest sales in the Neighborhood:

434 N. Mansfield: a 7 Bed/9 Bath that sold for $4,100,000.

439 North Vista: a 5 Bed/ 6 Bath that sold for $3,950,000.

Create your Dream in WeHo

West Hollywood’s tree-lined streets, Art Deco high-rises and swanky shopping plazas capture more of that sense of Hollywood glamour than “Tinseltown” itself, but West Hollywood—WeHo for short—is about more than just celebrity watching and cruising the Sunset Strip; it’s a progressive, vibrant city that’s home to one of Southern California’s most eclectic nightlife scenes and strip known for its numerous billboards.

Situated west of Hollywood and east of Beverly Hills, West Hollywood sits at the foot of the star-studded Hollywood Hills. It’s an entirely separate city from Los Angeles, but its irregularly-shaped border leaves some room for interpretation when it comes to what’s LA and what’s WeHo. There’s no dispute, though, when it comes to the city’s claim to fame: the glitzy Sunset Strip.

From classic and landmark music venues, like Whiskey-a-Gogo, The Viper Room and The Roxy to the city’s colorful bars and art galleries, the multi-faceted and brazenly accepting, West Hollywood invites bold expression, style and glamour. This tight-knit community is warm, welcoming and encouraging of all creativity.  The impeccably designed urban d├ęcor and discerning shopping and dining establishments make “Weho” a 24/7 destination where you can walk wander Melrose by Day and twirl, sip and swirl by night.

“WeHo” is where fashion and the arts rule, easy to see as you travel the streets of the West Hollywood Design District. This trendsetting area includes galleries and the Pacific Design Center on Melrose Avenue, and interior design showrooms along Beverly Boulevard. Shop at leading boutiques (and keep your eyes open for celebrities and stars) along the ever-stylish Robertson Blvd.

But West Hollywood isn’t all about flash. Tucked away on a quiet side street, there’s an icon of modern architecture: the Schindler House at the MAK Center for Art and Architecture.

Tour the stylish house—completed in 1922 and an early example of California’s indoor-outdoor style of architecture. Another low-key but worthwhile WeHo find is Book Soup bookstore, with readings and signings by top writers. (If you’re into star-searching, scan the aisles for print-loving celebs searching for good reads.)

West Hollywood is a place where dreams are actualized and the stars shine just a bit brighter. Live your dream in the Heart of Los Angeles.

The Bienstock Group recently sold 823 N. Poinsettia– A 22,050 square foot lot zoned as a retirement facility for $5.1M.

Schools in the area: West Hollywood Elementary, Hollywood Senior High and Fairfax High School.

Recent Sales on Poinsettia Place

Poinsettia Pl is in small historic pocket near the Grove.  The Historical pocket goes from La Brea to Gardner and from Beverly Blvd to Third St.  The houses are quaint and charming and a short walk to The Grove.  The streets are wide and lined with trees.  There are coffee shops and great restaurants all around.

Recently Sold Home Poinsettia Place

The house at 161 S Poinsettia was modestly cosmetically remodeled a few years ago.  It is now tenant occupied.  It is in escrow for $1,750,000 with a backup offer in place for the same price.  Both offers allow for the house to be delivered with the tenant in place.

The house right next door at 157 S Poinsettia recently sold with multiple offers for $1,960,000.  That house was remodeled with no expense spared and it was staged to perfection.  The lawn is manicured with mature landscaping, the materials used throughout the house are high end and the latest trends and designs, and there is a wood deck at the back of the house.   No pool and no family room.recently sold home Poinsettia Place Miracle Mile

La Brea Ave has undergone a transformation with new shops and restaurants opening, such as Sugarfish, American Rag, and Undefeated.  House prices continue to go up as supply is limited and demand gets higher and higher.  Both the buyer with the accepted offer and the backup buyer are moving to the area from other areas and that’s a trend we keep seeing.

The Bienstock Group specializes in selling homes in Hancock Park and Miracle Mile for TOP dollar for our sellers.  We love what we do!

Recent Renovations on Detroit Ave

One of the most popular properties to buy in the Hancock Park/Miracle Mile area is a duplex.  There are only 3 streets (and 12 blocks) of duplexes that are Hancock Park adjacent – Detroit Ave, Orange Ave, and Mansfield Ave.  The Bienstock Group is currently representing the buyer buying two duplexes on Detroit Ave.  Both duplexes are in original condition and fully vacant.  Our buyer plans to extensively remodel both units in each duplex and then to turn around and sell each property to an end user for a profit.

As a seller, having a local area specialist, like The Bienstock Group, sell your property gets you top top dollar.  We’re representing the buyer buying these two duplexes because both were sold to him under market, leaving room for our investor to turn around and make a profit on resale.  We will resell both duplexes for top top dollar.

The duplexes in our area are rent controlled.  Once a tenant moves in that tenant is protected and can only be relocated if an owner will occupy the space.  Therefore, duplexes that are delivered either vacant or with tenants paying market rent sell for the most money.

The highest sale of a duplex in the area was 349 N Mansfield that sold for $2,895,000 with the upstairs delivered vacant and the downstairs delivered with a tenant paying 5500/month in rent.  The duplex was extra large with almost 6000 sq ft of living space on a 7157 square foot lot.   The second highest duplex sale was 348 N Orange Drive, which had a little over 5000 square feet of living space and sold for 2,800,000.  Both units were delivered vacant at the close of escrow.

At The Bienstock Group we sell properties for top top dollar and we love what we do!
