Off-Market Opportunity: At The Bienstock Group, we listed the house at 171 S McCadden in Hancock Park for $2,900,000 on July 15, 2014.  It sold immediately for $2,900,000 all cash.  The house had 4 beds and 4 baths, it was 4,034 square feet on a 12,121 square foot lot.  It was built in 1926 and needed to be updated.

The owners gutted the whole house, added a family room, added an attic loft playroom, added a luxurious master suite with fireplace, and redid the entire interior of the home.  They would be open to selling the house off market now.

Fully Remodeled and Ready for Sale: The house is breathtaking from the street with a gorgeous brick facade and a winding fairy tale walkway to the front door.  The interiors match with a majestic grace and elegance that is signature to Hancock Park.

The house sold in 2014 when the owners died without heirs and they left the proceeds of the house to Stanford University.  The trustee of the owners’ trust interviewed the top 3 agents in Hancock Park to pick an agent to list and sell the property.  The Bienstock Group’s list price was 400,000 and 500,000 higher than the other two agents’ proposed list price.  Before sale, The Bienstock Group managed and coordinated repairs that cost a total of 32,000 dollars.
